<p>Don&#8217;t get upset with commercial agents for prescreening you. They usually deal with wealthy clients all day long and deal in large numbers. They understand their best resource is their time and they guard their time as you should, and as all successful, wealthy people do.</p>
<p>If you look at things from their point of view, you’ll see that it makes sense for you to state your case, get to the point, and act like you have some clue of what you&#8217;re talking about if you want to get results.</p>
<p>Fortunately for you, we are looking for distressed assets and that&#8217;s our main focus&#8230; you can approach commercial agents as a front person for the people writing the check so you don’t have to pretend to be something that you&#8217;re not.</p>
<p>Most commercial properties truly do go through an agent, but this isn’t the case for all of them. With some deals, you&#8217;re going to purchase directly from the seller, but when an agent is involved, unlike in the residential world, it&#8217;s a good thing.</p>
<p>One of the best ways to find the right agent is to find properties that look like they might be good prospects, back into the agent, and then create a relationship with them.</p>

<p><strong> </strong></p>
<p><strong> </strong>Commercial properties can be leased with several types of lease agreements.  The tenant, or possibly the owner could be responsible for all repairs and insurance premiums. It all depends on how the lease is negotiated&#8230; we&#8217;ll get into &#8220;Negotiations&#8221; a little later next week so make sure you check back with me.</p>
<p>OK here&#8217;s the meat&#8230; there are three different types of leases that are most common:</p>
<p><strong><span style="text-decoration: underline;">Full-Service Lease </span></strong>- this is where the owner is responsible for all of the operating expenses.<strong><span style="text-decoration: underline;"> </span></strong></p>
<p><strong><span style="text-decoration: underline;"> </span></strong></p>
<p><strong><span style="text-decoration: underline;">Net Lease </span></strong>- is a lease when a tenant pays some of operating expenses, most commonly the two major expense items being taxes, and insurance.</p>
<p><strong><span style="text-decoration: underline;"> </span></strong></p>
<p><strong><span style="text-decoration: underline;">Triple Net Lease </span></strong>- is a lease when the tenant is responsible for “All” of the operating expenses. This includes the three major expense items <em>taxes, insurance, and utilities</em>. Also referred to as a Triple Net Lease or commonly referred to as a Net – Net – Net. It is best to negotiate and set up a triple net lease where the tenant pays all of the operating expenses each and every month separately, and just sends you a BIG FAT Check. If this is not negotiated properly, then often times the tenant pays for most but not all operating expenses.</p>
<p>You may be wondering about property types&#8230; so here it is:</p>
<p>Multi-tenant office and retail buildings are usually leased on a triple net basis. This is where the tenant will cover the real estate taxes, the insurance, and the common area utilities. When it comes to the common area maintenance (CAM) this is done on a pro-rata basis split between any of the tenant&#8217;s.</p>
<p>Net rentable square footage means the space they occupy not the gross square footage that would include hallways, stairwells, elevator shafts, lobbies, and common meeting area.</p>

<p>Master Lease Option is one of those niches that sounds really good in theory just make sure it’s not your only focal point.  For starters this niche is NOT the easiest and it has been around for years&#8230;</p>
<p>IMPORTANT: 99% of all Master Lease Options (MLO) fail.</p>
<p>Before I reveal these secrets let me explain exactly what MLO is in a “1-2-3 nutshell” instead of 1, 2, or 3 days of your time!</p>
<ol>
<li>MLO is      where the Seller of a Commercial property agrees to lease “You” the entire      property as their one tenant.  This means you become their one      tenant hence the name Master Lease.       You guarantee the current gross rents (what’s coming in – as      income).  You benefit by      pocketing all the new income from bringing in new management, raising the      rents and filling the vacancies.</li>
</ol>
<p>NOTE: You      control the entire property as the Master tenant by putting down a      deposit.  You then have an      “Option Agreement” to purchase the property at a later date for an agreed      purchase price&#8230; that&#8217;s the &#8220;Option&#8221; in name Master Lease Option.</p>
<p>THIS IS THE NICHE: You never actually close on the property      since you have a lease in place &#8211; until &#8211; you exercise the option to purchase,      so you can always walk away if you do not achieve the income potential of      the property.  The only thing      at risk is the deposit &#8211; but &#8211; you get that back from filing the empty units&#8230;  remember you must be dealing with a motivated seller.</p>
<p><strong> </strong></p>
<p align="center"><strong>What Are The Best Type of Properties For Master Lease Option?</strong><strong> </strong></p>
<p align="center"><strong> </strong></p>
<p>You have the best shot for a Master Lease Option if you know what I’m about to reveal for the first time here.  It works best for Apartments and Self Storage facilities although it can also work for others.  My students are using my techniques for MLO primarily with Self Storage the ultimate property type and the best fit.  Remember; never try to pound a square peg into a round hole.  You need multiple exit strategies when it comes to commercial investing and for that reason alone, niches are tough if you don’t have an alternative approach.</p>

<p><strong><em>#1 Seller Financing</em></strong></p>
<p>Seller Financing is not a new concept and is very easy to ask for. Most sellers in the commercial Real estate world get all the reasons why investors ask and sometimes require some relief in the form of seller financing to get the deal done.</p>
<p>With seller financing it can quickly change the dynamics and the structure of the deal and the deals outcome and profit margins. Unlike the residential house buying business asking the seller to hold some short‐term paper isn&#8217;t too hard to ask and short term in commercial could be a minimum of 9 months to 60 months (5 years).</p>
<p>The main reasons sellers would entertain seller financing is because well pay more for seller financing and having the purchase price closer to retail is always much more attractive to the seller.</p>
<p>It is typical for motivated sellers of commercial Real Estate to offer favorable terms to the buyer.  Seller financing is the cheapest money to borrow, its pretty hard to beat 18 month no payment no interest structures. If you don’t feel comfortable explaining seller financing or asking for it then you truly need to learn my techniques to get it.</p>

<p>Is SKY The Limit Again?</p>
<p>In California a builder/developer disclosed last week that it entered into an arrangement to purchase 468 acres of raw land in northern San  Diego County over the next two years.</p>
<p>So is this the latest indication that  builders believe the California housing market is making a comeback?</p>
<p>The  $150 million transaction, is the biggest land deal since  the market&#8217;s 2006 crash, and this developer has  committed to spend about $300 million for 4,600 lots so far this year.</p>
<p>If you remember during the housing&#8217;s heyday,  California was the most profitable market for many home builders because prices were higher than in most other regions.</p>
<p>It isn&#8217;t  surprising that builders would be angling to get a front-row seat in  that market, particularly in areas where building-lot  supply is low.</p>
<p>They had to renegotiate with each of the 11 land owners. Had a  single owner held out, the deal would never have got done.</p>
<p>Here&#8217;s the lesson: They secured the land with an option, or the right to purchase the  land in as long as two years, when the housing market is likely to be in  better shape. Including land development, the price should be about  $150 million.</p>
<p>The 4,600 cottage-style homes will be priced from about $350,000 to  approximately $1 million&#8230; you do the math!</p>
