When I got started in real estate I went down the long tiring path of the residential quick turn real estate business trying to earn a living in the California market that was red hot. At the time when I started, it was rough I was living in a 450 square foot apartment with my wife and a hundred pound dog it was like three grown adults living in a shoe box, barely making it each month.
I remember the weight on my shoulders and that hollow feeling, I would dread the first and the fifteenth of the month, and I’ll never forget it. I would play the credit card shuffle. Pay the car payment on the fifteenth of the month on one card and then pay the utilities on the other and buy groceries on the third card and then do a cash advance on the fourth to pay the rent on the first of the month. I had to keep the rotation so they wouldn’t see it maxed out all the time and cut me off; the rent was always on the verge of past due. I even had to borrow the money from a family member to attend my real estate training and within my first year in the residential house buying business I practiced all the tricks of the trade from lease options to getting properties in foreclosure deeded to me in run down depressed markets, then doing short sales.
I was exhausted with all that work to wiggle my way to a measly little paycheck. I knew there was more out there somewhere. Then I attended a conference on making big paychecks, there was a gentleman on stage talking all about this commercial real estate deal he landed that put his net worth over $50 million dollars. As the day went on he told us how he found it, the terms that were negotiated and how he had none of his money or credit in the deal and didn’t know much about commercial real estate. That appealed to me because I had no money or credit and I couldn’t get the “million” idea out of my head.
The instructor there got everyone all hyped up about commercial real estate. I had to know if this success can be emulated, can it be systemized, can it be simplified and can anybody do it. I ended up becoming good friends with this gentleman and still am to this day. It wasn’t a stroke of luck he landed this deal that changed his life, his families and future generations, it happened because he took action. The best thing that ever happened to me was that seminar it was the beginning of my turning point that changed my life forever. It felt like a never ending quest finding that one opportunity that would allow me to live the lifestyle I desired and deserve to live.
There I was dedicated to commercial real estate flying all around the nation doing it all the wrong way. I would fly out to go see a property before I even had it under contract, was that a costly mistake. I would have brokers send me boxes of documents huge maps and enormous files over the internet while I sifted through it all wasting countless hours and precious time I can never get back. I didn’t know it but I was about to graduate from “The School of Hard Knocks” with honors.
MY TURNING POINT!
One morning I sat down to pay my bills and realized all the funds I had set aside have diminished into traveling the nation and the expense that went along with it. There I was again, not able to live the lifestyle I wanted to live. Over the next several years I built an easy to use step-by-step system to capture leads and analyze the data within minuets instead hours, days and sometimes even weeks. I put together a flawless way to toss those time wasting suspects and focus on the low hanging fruit. Now I can tell a motivated seller in seconds and be able get the terms needed to do the deal and create huge profits quickly.
That’s about the time I started to teach these strategies to a handful of beginners that couldn’t even spell commercial real estate. I had to see if it was in a simple to understand format that anyone could not only digest but go out and implement as I have. I now have testimonials all over my office and the success stories keep coming in. When I had seen one of my first students net worth jump to $3.6 million in a couple months with none of their money or credit in the deal I knew I was the best what I do. I have worked hand in hand with thousands of student’s day in and day out and analyzed well over $6 Billion in commercial real estate of all property types.
I’ve also created several books, CD’s and home study courses with creative techniques that apply to all property types in addition to land with exit strategies for positive cash flow or to sell for quick cash profits. I started utilizing every creative technique in purchasing and selling commercial real estate.
Today with the support of my wife Lisa and the help of my staff, I continue to actively invest in commercial real estate. I teach my techniques all over the nation and tend to my student base for coaching and joint venture partnerships. I live my life with passion every day and truly enjoy the world of success commercial real estate has given me.
People always ask the same question, if you’re so successful why teach this stuff. Simple, one is I don’t want to shrivel up like a prune and wither away on some island. I tried that and lasted less than 24 hours.
Really, when it comes down to it I’m no different from you, I just take action. I live with my wife Lisa in Malibu, California and spend a lot of time in her home town in New York City. I like nice things like anybody does, I have a good time when I’m not working on deals and I’m dedicated to my success and the success of my students.
