Loans Or Unicorns?

Hey Terry here,

Its Sunday and I just got back from a long walk… I was reading the paper and it wasn’t in the front page news but it was there in black and white: “Liquidity is drying up and trying to get a loan is getting nearly impossible for commercial real estate!”

I just had to laugh… if you think getting a loan is like finding a Unicorn you have to check out this site, its where lenders are begging you to bring in the right deals: www.scotsmanguide.com

BE CAREFUL: make sure you grill the lenders like an onion and don’t give any deposits of any kind until you know they’re real -and you have a letter from the bank that says they will fund – and as I do “Talk To The Underwriter” NOT the broker! Its buyer beware in commercial so you are 100% responsible for your actions – take the time to make sure they will fund and they have a track record.

Here’s a Tip:

With the way I like to move on property its a combo of seller financing (to give debt relief) and knowing how to structure subordination clauses (to have the seller go to a junior lien position on the seller financed note) it makes it REAL and it makes it possible to get the deals done…
